Cost by project size
These ranges cover preparation, containment, removal, bagging and waste disposal. They are meant to give you an idea: every building is different.
| Project type | Approximate cost |
|---|---|
| Small job: one sealed area of a few dozen sq. ft. | From about $2,500 |
| A full apartment, flooring included | About $25,000 to $35,000 |
| Commercial or institutional building | Quoted from your plans |
Indicative prices, before taxes, that hover around these amounts depending on the project. They are not a quote.
Cost by material
The material changes everything: it sets the risk level, and therefore the protective measures, labour time and amount of waste.
| Material | Approximate cost |
|---|---|
| Textured or "popcorn" ceiling | About $15 to $35 per sq. ft. |
| Plaster, stucco or joint compound | About $20 to $40 per sq. ft. |
| Vinyl floor tiles | About $6 to $20 per sq. ft. |
| Pipe insulation (lagging): straight section | About $50 to $75 per linear foot |
| Pipe insulation (lagging): elbow | About $80 to $150 per elbow |
| Vermiculite in the attic, re-insulation included | About $5,000 to $15,000 for a typical attic |
Indicative prices, before taxes, that hover around these amounts depending on the project. They are not a quote.
How much does an asbestos test cost?
Before any work, a sample of each suspect material is collected and analysed by a laboratory. It is the only way to know whether it contains asbestos. The results let us price exactly what must be removed, with no extras during the project.
Approximate cost: About $175 to $225 for the first sample, then about $150 to $175 for each additional one
You only pay for the samples actually analysed: for a given material, analysis stops at the first positive result.
See our sampling service →What affects the price
- Area
- The larger the area, the lower the price per square foot, but the higher the total.
- Material
- A textured ceiling, plaster, tiles or pipe lagging do not require the same work or the same protection.
- Risk level
- Low, moderate or high-risk work each require different measures: containment, decontamination shower, respiratory protection.
- Access
- An attic, a crawl space or a floor without an elevator takes more time.
- Occupied or vacant building
- Working in an occupied building, or in the evening, requires more protection and coordination.
- Waste
- Asbestos waste is bagged, labelled and taken to an authorized site: the volume matters.
- Final air test
- It confirms the space can be reoccupied and is often required at the end of the work.
Why prices vary between contractors
Two quotes can look very different because they do not include the same things. Before comparing, check that each one includes:
- Containment of the work area and negative pressure
- HEPA filtration and final clean-up
- Bagging, transport and disposal of waste at an authorized site
- A final air test, if required
- Restoration or re-insulation, if planned
- The contractor’s RBQ licence, which you can check in the public registry
Remove or encapsulate asbestos?
Encapsulation means covering or sealing an asbestos-containing material to keep fibres from being released. It can be suitable when the material is intact, in good condition and will not be disturbed by work.
As soon as you plan to drill, demolish or renovate the area, the asbestos must be removed. The right choice depends on the analysis, the condition of the material and your plans: we advise you after the visit.
Can you remove asbestos yourself?
It is strongly discouraged. Fibres are invisible, settle throughout the house, and waste must be disposed of at an authorized site. A poorly done removal often costs more to fix than a removal done properly from the start.
Frequently asked questions
Is the quote free?
Yes. We provide a free, detailed quote within 24 h, based on your plans, photos or a site visit.
Does the price include re-insulation?
For a vermiculite attic, our range includes re-insulation. For other work, what is included is itemized in the quote.
Does home insurance cover asbestos removal?
It depends on your policy. Check with your insurer; we can provide a detailed quote for your file.
Do I need to leave the house during the work?
The work area is sealed and kept under negative pressure. Depending on the project, occupants can stay in other parts of the building; we confirm this during the visit.
Why not give an exact price on this page?
Because every project is different: the material, area, access and risk level all change the price. The ranges give a ballpark; the quote gives the real price.
